Every figure, with its source

One row per published figure: the figure as the source's own page publishes it, the page, and the day it was read. A figure that is not on a page we read is not on this one.

The sentence each figure was read from (19)

Read in full, publishes no figure

44 named sources were read in full on the dates shown and print no usable figure. They are counted, never filled in.

Methodology

Every row is a verbatim sentence read from the named source's own page through our fetch service on the date shown, hash-pinned to the stored read (the sha of the page's visible text; the raw page is mirrored to R2).

18 of the 62 named sources that could be read published a usable figure; 44 published none and are recorded as not published, never filled in; 3 could not be read (blocked, dead or unreachable) and count nowhere.

The headline figures (median, minimum, maximum, quartiles) are over ONE figure per source in GBP (a source's median where its page yielded several accepted sentences), so N counts sources, never sentences; 386 candidate sentence(s) were refused by a reviewer with the reason recorded.

The fuller derivation this dataset is chartered to grow into (not yet what the figures above are; they are each source's own published figure as read): Nobody publishes a UK commercial EPC price series.

Every assessor publishes a 'from' price for the cheapest building it will ever see, and the buyer's building is not that building - which is why the market's headline (£110 to £200 'from') and its real spread (£125 to £1,500+) are two different numbers and only one of them is advertised.

Ours is the aggregation across every assessor that publishes anything: the median, minimum and maximum published price per floor-area band and per assessment level (Level 3 SBEM, Level 4 SBEM, Level 5 DSM), computed across firms rather than asserted as a range; the COUNT and SHARE of assessors publishing a figure at all against those that quote only after an enquiry form, which is the market's most useful and least published number; the DOMESTIC-TO-COMMERCIAL MULTIPLE measured on the firms that publish both on one page (EPC Systems: £100 domestic against £150 commercial; EasyEPC: £59.95 domestic beside a quote-only commercial route), because 'how much does an epc cost uk' is typed by people carrying the domestic number; the FLAT-FEE FIRMS isolated as their own row (two sister sites publish '£200 regardless of the size of the property', which contradicts the floor-area driver every other price list uses); the SAME-NETWORK REPETITION recorded rather than counted twice (one operator's city domains republish one price); the accreditation LODGEMENT FEE (£34.70 for Level 3 and 4) carried as the floor under every quoted fee; and repriced-since the previous read.

Every figure is quoted verbatim from the assessor's own page with its retrieval date and the nation it was published for; a comparison site's range never enters the index, and a firm that publishes nothing is recorded as quote-only, which is a measurement and not a gap.

386 candidate sentences on these pages were refused by a reviewer; each refusal and its reason is recorded in the review ledger.
