Commercial EPC cost: what actually drives the fee

Non-domestic EPCs are quoted per building because the work is modelling. Two units of the same size can carry very different fees, and the reasons are entirely predictable.
Why there is no price per square metre
A domestic EPC follows a fairly standardised survey. A non-domestic assessment is a building model: the assessor divides the building into thermal zones, identifies the construction and the services feeding each zone, and runs it through the government's approved calculation methodology. The time that takes is driven by how complicated the building is, not by how large it is. A large open warehouse can be quicker than a small, heavily subdivided office.
The factors, ranked by how much they move the fee

How to get comparable quotes
- Send whatever plans exist with the enquiry, even if they are old or partial. This is the cheapest fee reduction available to you.
- Describe how the space is divided, not just the total area. Say how many rooms, how many floors, and whether it is open plan.
- List the heating and cooling systems you know about, including any comfort cooling, and say where the plant is.
- State access arrangements: who lets the assessor in, whether tenants are in occupation, and whether plant rooms and roof access are available on the day.
- Give a real deadline, since urgency is priced.
- Ask for a per-unit rate if the building has several lettable parts.
Checks worth doing before you instruct
- Check whether a valid certificate already exists. EPCs are valid for 10 years (gov.uk), and there is a national register you can search before paying for a new one.
- Confirm the assessor's accreditation scheme and level, and that it covers your building type and services.
- Ask whether the fee includes lodgement on the register, which is what makes the certificate real.
- Ask what the fee excludes: repeat visits, additional units found on site, and any advice beyond the recommendation report.
We do not publish typical fee ranges for commercial EPCs. Non-domestic pricing is genuinely building-specific, and a headline range would be wrong for exactly the readers whose buildings are unusual. Use the factors above to specify the job properly, then get quotes for the actual building.
